We guarantee quality development and design by drawing on Merko’s more than 20 years of experience and working with recognized architects and designers. Merko’s construction quality is achieved in cooperation with partners we have worked together with for years. We have a well-developed network of subcontractors who have a history of meeting deadlines and whose quality meets Merko’s high standards.
We ensure the quality of construction work through multi-tier quality control system based on the company’s integrated management system ideology, including implementing instruments for executing construction supervision, and conforming to good construction practices.
On Merko’s own development projects, quality control starts with involving a qualified owner or customer supervision specialist. In parallel to this, site personnel perform constant oversight, and Merko’s quality specialists provide consultation and verify compliance with construction technology or quality requirements. In the case of construction procurements or subcontracts involving a high level of responsibility, the compliance is verified already at the subcontractor level (second-party audit). When we serve as the prime contractor on a project, we use multi-tiered quality control, involving the relevant specialized experts for supplementing or validating our competence.
Merko’s goal is for new residential development projects to meet at least energy efficiency B standards (low-energy building requirements). That means a building constructed using reasonable technical means, in accordance with best construction practices and renewable energy technologies, in a situation where there may not be local power generation from a renewable source. Merko also has experience developing energy efficiency A standard apartment buildings – the first was completed on Räägu Street in Tallinn. Kražių project, currently being developed in Vilnius, will also meet energy efficiency A standard.
While developing residential apartment projects, we design the building so as to have a rational external form and we chose the best possible orientation for apartments relative to the points of the compass. We use high-efficiency heat-return ventilation systems as well as doors and windows and external shell structures that fully meet modern requirements for heat retention.
It is important to us that home buyers and their families feel like their new home is truly their own. In planning homes, we rely on acclaimed architects to create a functional, spacious, light-filled and cosy home with a modern layout.
Safety and security
For security and safety reasons
– all homes come ready for the installation of a security alarm system;
– security doors have locks operated by copy-protected keys and the lock comes with a security card;
– apartments are equipped with a buzzer system;
– entrance halls/stairwells, storage areas and trash rooms are locked;
– the paths and streets around the sites are illuminated;
– only certified equipment is installed in children’s playgrounds;
– if possible, access to the parking area is regulated by a barrier arm.
Homes developed and built by Merko come with a warranty granted by Lithuanian legal acts. During this period, we respond promptly to homeowner problems, performing work covered under warranty at our own expense.
